German Buildings Energy Act (GEG)
The revised Building Energy Act (GEG) sets new standards for energy consumption and greenhouse gas emissions in Germany’s building sector, aiming to achieve a climate-neutral building stock by 2045. It aims to gradually eliminate dependence on fossil fuels. The GEG establishes energy efficiency requirements for heated or cooled buildings and consolidates several previous laws, replacing the Energy Conservation Ordinance (EnEV), the Renewable Energy Heat Act (EEWärmeG), and the Energy Saving Act (EnEG). The law applies to nearly all new and existing buildings used for heating or cooling, including residential, non-residential, and public buildings.
Building owners face numerous new requirements:
- Heating systems in new buildings must operate on at least 65% renewable energy sources starting in 2024.
- From 2025, advanced minimum standards for building automation will be mandatory for commercial buildings.
- The GEG includes funding opportunities for heating system replacements and permits the transfer of certain costs to tenants.
