The energy performance certificate (EPC) assesses and documents a building’s energy performance on a standardized basis. It is legally required for sales, rentals, and certain changes of use, and serves as a sound basis for purchase, lease, and investment decisions. For non-residential buildings, the EU Energy Performance of Buildings Directive (EPBD) harmonizes certificate requirements across Europe. Accordingly, the energy efficiency class must be stated on a unified A–G scale. Germany is implementing this through the Building Modernization Act (GModG). For non-residential buildings, an energy performance certificate based on an energy balance (demand-based EPC) is required. The consumption-based certificate remains reserved for residential buildings.
